    Free, at the property, about an hour. We note the shut-offs, the quirks, and the contractor you already trust.

    We visit on a schedule

    Interior and exterior, on the cadence your insurer and your comfort level call for. Keys and codes held securely.

  3. 03

    You get the report that day

    Timestamped photos, a short plain-English note, and anything that needs attention. Urgent means a phone call first.

Why the cadence changes through the year

The property does not carry the same risk in February that it carries in July. Neither should the schedule. This is the shape of a year on the escarpment, and the visit cadence we would normally recommend against it.

What exactly happens on a visit?

We work your property’s 24-point checklist in four blocks, security and record first: doors, windows, alarm status and the time-stamped photo documentation your insurer wants. Then water systems, heat and power, and the full exterior — roof, drainage, foundation and walkways. Anything that looks off gets photographed and flagged the same day.

What happens if you find a problem?

We stop it getting worse first — water off, power isolated, area protected — then we call you. With your go-ahead we bring in your trades or ours, meet them on site, and stay until the work is done.
