Section 01 — The risk argument
A camera can tell you.
It can’t shut the water off.
Sensors and cameras are useful. But a phone alert at 11pm from three hours away is only worth what someone nearby can do about it. Four things cost owners here the most money — and every one of them is about the gap between the alert and someone arriving.
Frozen & burst pipes
A furnace quits on a Friday night in January.
Unchecked, that is a flooded lower level by Sunday and an adjuster on Monday.
What we checkHeat, main shut-off, every fixture and appliance connection
RSK-PIPESnow load & ice
Escarpment snow is heavier than most owners expect. Roofs, decks and vents up here carry weight nobody planned for.
What we checkRoofline, deck spans, vents, eaves and ice damming
RSK-LOADStorm chutes & sump pumps
After every big blow, someone should confirm water is leaving the property the way it was designed to.
What we checkSump tested, chutes cleared, grading and downspouts
RSK-WATRYour policy wording
Many policies limit coverage on an unoccupied home unless it is checked at set intervals. We document every visit.
What we checkVisit log written to satisfy vacancy language
RSK-POLIMost owners up here already have someone looking in — a neighbour, a friend down the road. That was the right answer until now. But a favour isn’t a schedule, and it isn’t documentation your insurer will accept.

Section 03 — The vacancy clause
Your policy may already assume someone is checking in.
Most Ontario policies carry language about unoccupied dwellings — and it is rarely the fire or the break-in that gets denied. It is the water damage in a house nobody had walked through in five weeks.
… this policy does not insure loss or damage occurring after the dwelling has been vacant or unoccupied beyond the period stated, unless the insured has arranged for the dwelling to be inspected at the stated interval by a competent person…
Not a quotation from any specific policy. Read yours — or send it to us.
